General Overview / Documentation

 

Before purchasing a unit membership interest at Sheraden Park, buyers must be approved for occupancy by the Board of Directors.  Further, non-owner occupants over age 18 must also be approved for occupancy by the Board of Directors.

The procedure for transferring ownership of a unit's membership interest, Intent to Sell Form, and Sheraden Park (SPC) Sales Agreement are available via the buttons below.

 

 

 

Steps to Apply for Membership / Occupancy

  1. You must complete a background screening and submit an application, proof of income (two most recent pay stubs), most recently filed IRS Form 1040 (including supporting documentation), and proof of funds available for the sales price noted in the fully executed sales agreement. All information is kept confidential.

  2. Applicants who were not born in the United States or lived in another country will also be required to complete an International Background Screening.  Please notify the board so that we can provide the appropriate hyperlink to complete this screening (which varies by country).

  3. A copy of the corporation's by-laws, occupancy agreement, annual budget, and rules and regulations are available under the governing documents tab above.  We highly recommend reading these documents before making an offer to ensure that Sheraden Park is a good fit for you.

  4. You will likely be asked to meet with members of the Board of Directors in person to confirm you understand the policies and the obligations of membership. You will be asked if you have read and understand the rules and regulations and agree to abide by them. 

  5. The Board of Directors will then render a decision to accept or decline the membership application, and you will be notified of their decision via email. A sale may not close until this process has been completed.

  • The application can be accessed using the link below. 

  • The Sheraden Park Board is made up of all volunteers.  Their responsibilities for maintaining the operating and fiscal health of the cooperative are extensive.  Due to the Board's demanding schedule, we have implemented the following requirements to minimize our time involved with reviewing applications, which is time-consuming.  We ask applicants to respect the Board's time by adhering to these requirements.

  • The applicant is responsible for submitting the completed application, along with all supporting documentation, in one electronic submission.  Failure to submit in one complete submission will delay the Board's review process. 

  • Completed applications are to be submitted to the Board via email: spcoopboard@gmail.com.  Paper submissions will not be accepted.  Those who are uncomfortable with electronic communication are responsible for working with someone who can act on their behalf.  

  • All supporting documentation submitted with the application must be in PDF format and legible.

  • It is the applicant's responsibility to complete a background screening request.  The hyperlink to complete a screening request can be found within the application.

  • The Board reviews applications at its meetings on the 1st and 3rd Tuesday of each month.  The Board will not review an application until the background screening has been returned completed AND the application, along with all supporting documentation, has been submitted.

  • The Board reserves the right to pose additional questions to prospective applicants and request additional documentation, if necessary.

    • Note: Our General Counsel, LMBH Legal Services, is NOT to be contacted until a closing is scheduled. If the General Counsel is contacted prior to the Board reviewing an application, including by realtors, we reserve the right to bill the applicable applicant/seller for billable time and to deprioritize review of the application.   ​
